Just received an e-mail notifying us that a meeting has been convened for the 16th December to appoint the community president and launch the community. Unfortunately we leave spain on the 15th so cannot be there. If anybody from this forum is going to be at the meeting there please get in touch.

Nice to read there are more Albatros people around. We were there in October, it was a bit disserted; but still beautiful. Very Happy
We are in the process of completing, some major snags being attended to first.
While we were there in October we contracted the services of a company who will be looking after our interests once completion takes place.
Because we have not completed yet we didn’t receive the meeting details; would you mind to pm them to us ?
Whether we complete or not before 16th, we would like our representative to go along on our behalf to see what goes on there.

Our representatives in Spain attended the Community meeting; they sent us a summary, it may be of interest.
If anyone would like to be part of an owner’s mailing list, PM your email address.
It may be helpful to share information with other owners and we are happy to forward bits and pieces as we receive them from our representatives in Spain.

“Albatros Community Meeting on December 16th08.
The Constitution for Phase 1 was established in November 2007; being 100% owners at that time, Loire have been looking after the development since then.

The Owner’s Community has now been set up for Phase 1.
Around 30 – 35 properties have completed out of 111 in Phase 1.

The Management Company, (called an ‘Administration Company’ in Spain), are local to Ayamonte.
For those who have already completed, payments for community charges will start in January 2009.
Loire are responsible to pay their quotas on all non-completed properties.

Loire will continue to be President of the Community; as they hold majority share of properties.
The budget for 2009 will be €58,500.
This works out per property in the region of €45 per property per month on average.
The actual amount per property is based on its percentage share of the whole community; the co-efficient. So, will be a degree less or more depending on the property’s size.

It was suggested another meeting might take place in June 09 to update the status of the Community; assuming a lot more owners will have completed by then.

• The lifts will not be operational until such time as all property owners decide on it at a Community Meeting. It was advised that to turn the lifts on will double the monthly charge.
• Community lights in the stairwells – no time was given when they intend to contract community electricity; they are waiting to collect some money first.
• Cleaning the stairwells – once the services begin; weekly cleaning in the winter months and more often in high season.
It was a fairly informal meeting, not very organised.
There were about six Spanish owners present and two English owner were represented.”
