WE HAVE PURCHASED A PROPERTY IN PHASE 2 AND ARE WONDERING WHAT IS THE LATEST NEWS WITH ALBATROSS GOLF
HAS ANYONE MOVED INTO PHASE 1 YET? HOW ARE YOU GETTING ON? IS THE DEVELOPMENT ON PERMANENT POWER FROM ENDESA? ARE THERE ANY MAJOR PROBLEMS WITH YOUR APARTMENT? WHO IS MANAGING THE DEVELOPMENT? HOW MUCH ARE YOU PAYING FOR MONTHLY MAINTENANCE ETC? ARE THERE ANY CONSEQUENCES (DIRECT OR INDIRECT) FOR US DUE TO THE COLLAPSE OF M. FADESAS? I WONDER WHETHER FADESA HAVE ANY OUTSTANDING WORK TO COMPLETE ON ROADS (IE FINAL SURFACINGS), WATER SUPPLY AND TREATMENT, WASTEWATER TREATMENT ETC?

Hi COLM C,
A close colleague & his wife have purchased a second floor apartment in Albatros Golf Phase I.
They’ve not completed as yet due to lack of mains electricity.
Sivillana Endesa are this week connecting the outstanding Fadesa properties to the mains.
No word yet to confirm Albatros is being connected, but they can’t be far behind.
No doubt as soon as the mains is connected, there will be a rush on to complete.
Only yesterday my colleague returned from a week on Esuri. They report that the development is one of the nicest on Costa Esuri; standing alone with the most amazing unbroken views over the marsh lands and the bridge. The front line golf position is outstanding. The proportions of the entire build are luxurious; the gardens are extensive and the pool area is grand and already supplied with umbrellas for shade. There are tennis courts, a children’s play area and a pool bar.
Through the efforts of friends of theirs, who run a property management & maintenance company on site, they managed to acquire keys from the builder’s technical department and had a look inside their apartment.
They are very happy and can’t wait to take possession in the coming months. Inside has a great layout with a spacious living room and kitchen. The finish is good – there will be snags, that’s normal.
They report that about three or four apartments look to be occupied; they were chatting to a family who had rented one for a holiday – lucky them, they had to massive pool all to themselves.
The pool is clean; yes my colleague took a dip, he could not resist.
The gardens are maturing nicely. Costa Luz Viverosa, a well known Ayamonte gardening company & garden centre have the contract to establish Albatros. Planting put in end of last year for Phase 1 are maturing nicely and they were busily planting up Phase 2 last week.
Painters were completing Phase 2, in the final push.
The parking areas for Phase 2 are being worked on; it won’t be long!
The development is not a Fadesa build so should not be affected by the situation. The builder’s are currently preparing for completion; last week all the keys were in Seville being prepared into completion packs.
No news about the administration company or charges.
Ayamonte Town Hall have backed a guarantee to ensure Costa Esuri is maintained during this phase of Fadesa’s administration.
Some living on site permanently consider this to be very positive, feeling that if the Town Hall starts to take Costa Esuri more seriously it can only be a good thing for the development in general.
When were you last at Albatros ? It is a tremendous development – if you’ve not seen it recently you will be more than happy.

Thank you for your reply. I last visited Albatros Golf in February. As you outlined Phase 1 does look very well with the pools and landscaping looking superb!. At that time I was told by the estate agent that phase 1 permanent electrical supply was to be connected within days!
I suppose that the developer is moving along as quickly as possible as it is in his interest to complete as quickly as possible in order to close all contracts and receive the substantial final installments each purchaser.
Phase 1 must be behind schedule by at least 1 year by now. |

We have today completed on Albatros phase 1. We shall be making our applications for the services connections next week sometime and be visiting during the week begining 13th October. Aftre a long wait we are now looking forward to getting the place habitable, perhaps in time for Christmas.
Any other owners out in Esuri during the week 13.10 to 16.10 please get in touch, it would be nice to meet some of the neighbours.

Steve,
Congrats on closing your contracts - did all go smoothly? Did you have many snags to get sorted?
We got a letter from the developers today and its seem that we will be closing for our apart in phase 2 soon - I expect that it will be in November.
You will be working on fitting out now...........kitcken, white goods, light fittings.......good luck with that

Apart from a sharp intake of breath, caused by a constriction of the wallet at completion, everything went extremely well. Afraid I can't claim any credit though. I feel I was very fortunate with my solicitor and the local company I have arranging my services connections have impressed me so far (completed on the 19th and water & Electricity connected within 5 working days). I have delayed the snagging report untill the gas is connected and then all the plumbing,heating and eletrical services can be properly checked along with the building fabric all in one go. I have also arranged for a thorough clean at the same time which should also help identify any problems. Early reports are that there is nothing immediately obvious of significance, that requires attention.
You have done well to get some correspondence from the builder. Over the last 3 years we have not once had any direct communication.
We are out in the next couple of weeks and hope, by the time we leave, to have made up our minds about air-con. We are aslo looking forward to getting a kitchen installed. We have some ideas of what we want but are hoping for some inspiration whilst in spain.
Exciting times ahead.

Hopefully we shall meet in the near future at Albatros
