Hi,
I am getting a snagging done professionally. Some of the neighbours I have spoken to have told me that they have had none of their snagging issues addressed by Fadesa in the nearly 2 years they have lived in their apartments. The last time I was in Spain, I did go to the snagging/maintenance office, where we witnessed an English man, quite insistant with the office to please try to get the snagging done this time. It was clear that he was very frustrated with their effort so far. We have bought off-plan in the UK before, and the snagging has always been abysmal. However, I must admit, that the state of our house at Costa Esuri was even worse than expected.
Our front gate does not close, as the lock is not installed. The tiles on our steps to the garden is broken now for the third time (a common problem, looking at our neighbours' steps). The list goes on.
Has anyone had their snagging addressed by Fadesa in totality and to their subjective satisfaction? Or has this been an ongoing frustration?

I have to say my experience has been quite different.
I bought some 18 months ago and with an extensive snagging list to start. At the time Fadesa had a team in Marina Esuri doing the snags and many were dealt with, very well I add, in the first few months.
About 9 months ago the snagging team headed by Haime was established (the Fadesa guys who were previousl;y doing the snags were now working on the commercial centre & hotel and thus had no time to do the snags) and my remaining snags were taken care of very quickly.
I had to chase several times but I put that down to "manana" rather than a reluctance to get things done.
Everything I asked for was done (even some I really didn't expect them to agree to) and the only thing thing outstanding is some slight splitting to a door frame.
My advice is to keep politely pestering them. When you are in UK and not on their case it is very easy for them to deal with other more vociferous requests! _________________ Regards

Hi Mark,
Thanks for your reply - I will stop panicking! We are based in London, and will be able to barely manage to get there every four months or so for a long weekend at most (although, miraculously, we will be going to Costa Esuri next week for a few days for a lastminute break!!!). I am therefore getting the snagging and chasing done professionally. At least I can now rest assured that the snags will be addressed, at least at some point...
We are now having to deal with the gardens - our back garden was flooded by the massive amount of rain last month. Finally got the water feature we always wanted, although a little more extensively than ever expected.
I have seen your website, really great. I am thinking about letting our property out as well, to cover costs etc. We are still somewhat long way off until the house is completed....

The ground floor apartments do tend to have a problem in heavy rain because the water from the top roof, plus the first floor balconies simply has no where else to go! There are no gutters and it funnels its way down to ridiculously small channels straight onto the garden.
Ours has been tiled over and the cascade of water causes a problem as it washes out the cement between tiles and damages the actual tiles.
If I'd known this before I would have thought about another solution SO I suggest you give this some serious thought before you proceed with any work in the garden. I was thinking about getting one of those massive urns, drilling out the bottom for the water to escape and placing below the overflow from above.
Like you I'm not there enough to give this sufficient attention - a bit out of sight out of mind I'm afraid.

Hi Mark,
I have spoken to my "garden man", George from Manzana Properties, who was luckily there with me when the Niagara Falls suddenly appeared in my back garden. He has indeed suggested several drainage holes beneath the lawn (which would again be more draining than tiles). My back garden backs onto a tall wall of boulders, bordering onto the communal gardens of our "manzana". All the surface water just flooded down the wall, creating a visible water fall. I would not have believed it had I not seen it.
Obviously the BBQ is not going to that particular spot anymore.
I have heard from some neighbours that the wall actually collapsed during construction, due to lack of adequate drainage. It has now been reinforced with really ugly concrete at the bottom, but clearly is still not adequate.
I am sure that George will be able to sort this out, but really, the drainage should have been adequately created from the very start by Fadesa! The water was literally millimetres from my terrace door!
Will keep you updated.....

Wow, that sounds really bad. I think Fadesa are guilty of a few design faults and coping with the exceptionally heavy Autumn rain is one!
I guess they focused on the rest of the year when there is little rain!! Not much help when you get flooded out though. _________________ Regards
